False ceiling or gypsum ceiling?
"False ceiling" is any secondary ceiling hung below the concrete slab. A gypsum ceiling is a false ceiling made from gypsum board, which gives a seamless surface and allows curves, steps and coves. Offices often use lay-in tile grids instead, because tiles lift out for access. We explain the options in false ceiling types explained.
Plan access before the ceiling closes
AC units, valves and junction boxes above a gypsum ceiling need access panels. We agree their positions with your MEP contractor before boarding, so the ceiling does not have to be cut open later.

Is a gypsum ceiling the same as a false ceiling?
A gypsum ceiling is one type of false ceiling. False ceilings can also be made from lay-in tiles or metal panels. Gypsum is preferred where a seamless finish, cove lighting or decorative detail is wanted.
Can cove lighting be added to a gypsum ceiling?
Yes. Coves are formed in the gypsum during installation, with a recess for LED strips and a driver position that can be reached for maintenance.
Do you install ceilings in bathrooms and kitchens?
Yes, using moisture-resistant boards and allowing for extract fans and access panels.
What affects the cost of a false ceiling?
The ceiling area and height, the number of levels and bulkheads, cove or decorative details, the board type, and how many openings are needed for lights, grilles and access panels.
